What Is an iSFP?
The individueller Sanierungsfahrplan (iSFP) is a personalized step-by-step plan for the energy modernization of your building. Unlike a standard energy certificate, the iSFP goes far beyond mere assessment: it shows you exactly which measures to take, and in what order.
The iSFP is created exclusively by qualified energy consultants listed in the Federal Energy Efficiency Expert Directory (EEE). The Federal Office of Economics and Export Control (BAFA) subsidizes up to 50% of the cost.
How Is an iSFP Created?
1. On-Site Assessment
A certified energy consultant visits your building and records all relevant data: year of construction, building envelope, windows, heating system, ventilation, and previous renovation measures.
2. Energy Analysis
Based on the collected data, your building is modeled energetically. The current state is calculated and weak points identified — for example, uninsulated exterior walls, outdated windows, or an inefficient heating system.
3. Measure Roadmap
The consultant creates a prioritized plan with coordinated renovation steps. You can see exactly which measure makes sense when, what it costs, and how much energy it saves.
4. Consultation Meeting
In a personal meeting, the consultant explains the roadmap, answers questions, and discusses possible alternatives. You receive the finished report as a clear, visual document.
The 5% iSFP Bonus
The biggest financial advantage of an iSFP: for every individual measure under the Federal Subsidy for Efficient Buildings (BEG), you receive an additional 5 percentage points of funding — the so-called iSFP bonus. Important since the BEG reform: For applications from July 21, 2026, the bonus is only granted above an eligible minimum investment volume of €30,000 — larger renovations continue to benefit fully, small individual measures no longer do.
Calculation Example: Exterior Wall Insulation
Eligible costs with iSFP: €60,000 (without iSFP only €30,000)
BEG base subsidy (15%): €9,000
+ iSFP bonus (5%): €3,000
Total subsidy: €12,000 instead of €4,500 without iSFP

The iSFP not only increases the subsidy rate by 5%, but also doubles the eligible cost ceiling.
The iSFP bonus applies to all BEG individual measures on the building envelope (insulation, windows, doors), building systems, and heating optimization. With multiple measures, the benefit quickly adds up to several thousand euros.
What Does an iSFP Cost?
Cost Overview: Single-Family Home
Consultant fee: approx. €1,300–2,000
BAFA subsidy: up to 50%, max. €650
Your share: approx. €650–1,350
For multi-family buildings (3+ units), BAFA covers up to 50% of the costs (max. €850). Homeowner associations (WEG) receive an additional one-time bonus of €250. Your out-of-pocket costs remain manageable even for larger properties.
Measured against the 5% iSFP bonus on future measures, the roadmap often pays for itself with the very first renovation measure.
What Do You Receive?

From iSFP to EU Renovation Passport
With the transition from the Building Energy Act (GEG) to the new Building Modernisation Act (GModG), the iSFP will likely be developed into an EU-compliant renovation passport. The EU Energy Performance of Buildings Directive (EPBD) requires all member states to introduce such a passport.

Anyone who gets an iSFP today is already well prepared for upcoming EU requirements. The renovation passport will become even more relevant for sales and rentals in the future — and can positively influence property value.
When Is an iSFP Especially Valuable?
Before a Major Renovation
If you plan to upgrade insulation, windows, or heating, you benefit twice: the iSFP shows the right order and secures the 5% subsidy bonus on every individual measure.
When Selling Property
An iSFP signals transparency to buyers about the energy status and modernization costs. This builds trust and can accelerate the sales process.
For Subsidy Optimization
Even if you only plan a single measure: the iSFP doubles the eligible costs to €60,000 and secures a 5% bonus. On the full €60,000, the bonus alone yields €3,000 — paying back the roadmap several times over.
