Heating Season Over — Time to Plan Your Renovation

Spring is the best time for renovation planning. How to approach timing, contractors, and subsidy applications the right way.

The heating is off, the last utility bill is on the table — and you're wondering if it really has to continue like this? Now is the right moment. Those who plan in spring can implement in summer and save from the next heating season.

Your Roadmap: Step by Step

March/April: Analyze Heating Costs

Compare your heating costs over the last 3 years. Are they rising? What's your consumption per square meter? Above 150 kWh/m²a, renovation almost always pays off.

April: Commission Energy Consulting

A certified energy consultant visits your home, inspects the building, and creates an individual renovation roadmap (iSFP). Cost after BAFA subsidy: approx. €850–1,350 (single-family home).

May: Prioritize Measures

Based on the iSFP, you decide which measures to implement first. Not everything has to happen at once — but the sequence should be right (envelope first, then heating).

May/June: Contract & Subsidy Application

Get quotes and sign a contract with a suspensive/resolutory condition. Then submit the subsidy application to BAFA or KfW. Important: A contract without a protective clause counts as project start! Processing time: approx. 4–8 weeks.

June/July: Commission Contractors

Get 2–3 quotes, check references, and verify contractor certifications. Only commission after subsidy approval!

Aug–Oct: Implementation

Ideal weather for facade, roof, and window work. Heating replacement can also be done in autumn — just finish before the heating season.

Before Heating Season: Acceptance & Optimization

Hydraulic balancing, heating curve adjustment, system fine-tuning. This way you get the maximum benefit from your renovation.

⚠️ Most Common Mistake

Signing a contract without a suspensive or resolutory condition — this counts as project start and costs you the entire grant! The rule: First sign a contract with a protective clause, then submit the KfW application. The clause must be in the contract from the start.

Immediate Measures Without a Big Budget

Even without a big investment, you can save energy right away:

  • Optimize heating: activate night setback, check flow temperature
  • Check and renew seals on windows and doors
  • Insulate pipes in the basement (mandatory under GEG!)
  • Insulate the top floor ceiling yourself (material: approx. €20/m²)
  • Replace thermostatic valves with presettable models
